Looks like a sustainable Miami is finally moving towards reality. A recent study by CBRE Group and Masstrict University ranks Miami among top 10 cities for green commercial real estate (ninth in the nation). New residential and commercial development with energy and water conservation features seem to be cropping up all over the city.
Colony 1, a commercial development coming soon to Wynwood, is touted as the first “Living Building” in the Southeast region. Colony 1 takes eco-friendliness to the extreme with features like sustainable approaches to architecture, energy and water usage. Colony 1 will house the Art of Cultural Evolution, with artist and scientist residency programs, a vegan chef school, a bulk food store, urban garden, classes, and workshops. According to the developer, it will be the 15th “living building” in the entire world.
Miami’s residential market is also beginning to implement sustainable design features in many of its new luxury condo buildings and projects. Brickell City Centre, designed by Arquitectonica, is a $1.05 billion mixed-use development with 5.4 million square feet of residential, office, hotel, retail, and entertainment space. Its environmentally progressive CLIMATE RIBBON™ feature will create a microclimate for shoppers, while providing shade from the sun, collecting an estimated five million gallons of rainwater annually, and creating airflow by harnessing Biscayne Bay breezes.
Two luxury buildings with architects and developers incorporating green elements are 1 Hotel & Homes South Beach and Jade Signature. 1 Hotel & Homes South Beach has LEED elements throughout the property, organic wood/recycled materials for furniture, and Teslas (read the Eco News Network story about Teslas here) on property for guests and resident use. Jade Signature, designed by Pritzer prize-winning architects Herzog & de Mueron, brings the structure to the fore, so glass is protected from the sun and the heat, and large terraces are provided throughout to break the ocean wind. This provides optimal natural ventilation during the winter months when most people are visiting and enables owners with the option to cool their units in an environmentally conscious manner. Jade Signature also features electric car charging services.
